STR hosts and the STR platform owners (such as Airbnb) contend that since STRs are only a small percentage of the total housing market they could not possibly have much impact on market outcomes. They also argue that housing markets are complex and that there are many factors causing high housing prices, with STRs being just one of many factors. The central aim of this study is to interrogate claims on both sides of this debate to better understand the impact of STRs on Tasmanian housing markets. Whilst there has been a great deal of Australian and international research on the impact of STRs on housing markets, the vast majority of these studies have been one-off impact studies usually focused on one city. Where this study is different is that it is a 3-year monitoring project on STRs across Tasmania.
